The Coalition supported  adoption of the Urban Plan developed after meetings with citizens during the past two years. This plan promotes sustainable growth and revitalization consistent with the city's comprehensive plan.


Now that the city council has adopted some of the key provisions of the master plan for our city, the coalition
along with other groups like the North Miami Beach Civic Association can work together to promote development in North Miami Beach. 


Among the most important changes are more citizen notice of zoning changes and a committment
to protect single family neighborhoods from encroachment of large high rises. The coalition supports larger buildings in accordance with the master plan where they are sufficiently distant from single family homes.


The Citizen's Coalition encourages developers to move forward with projects consistent with the plan and we offer
our help communicating with both citizens and the council to SUPPORT DEVELOPMENT.



 


 


Changes over the past year in North Miami Beach have created an opportunity for citizens and government to work together.

Mayor Marin's ill advised plans and bullying of the prior city manager and community development officials cost all of us time and money. Now a new city council, city manager, city attorney and various new department heads have enabled our city to embrace the plan we have been asking for over the past four years. By following the master plan and not making developers promises that cannot be delivered upon we can create an atmosphere of certainty for new projects. Working together we can make a difference and North Miami Beach can lead the way with quality projects improving our city and quality of life when the economy turns around.

NORTH MIAMI BEACH: Height, density rules approved unanimously,  The city council unanimously OK'd two separate ordinances regarding height and density to replace one declared invalid in June. After a Miami-Dade County judge declared an ordinance capping height and density in North Miami Beach invalid, the council is once again trying to pass a similar ordinance. This time, city attorney Howard Lenard said, the ordinance -- now split into two -- clears up a voting procedure that was of concern for the judge. At a meeting July 24, with no discussion from the council or the public, the council unanimously passed on first reading two separate ordinances.

NORTH MIAMI BEACH: Zoning solution may pass.
An ordinance that could settle an ongoing dispute between the North Miami Beach Citizens Coalition and the city over height and density allowances in the city likely will be heard on final reading at 7:30 Tuesday at City Hall, 17011 NE 19th Ave. North Miami Beach City Attorney Howard Lenard said he has been working with the group's lawyer Tucker Gibbs to finalize the ordinance that would cap height and density to their existing levels.

NORTH MIAMI BEACH: City Council freezes height, density limits,  After being at odds for more than a year over height and density in North Miami Beach, the City Council and a citizens' group are one step closer to an agreement. An ongoing dispute between the city of North Miami Beach and the North Miami Beach Citizens Coalition could soon be put to bed. At its meeting Tuesday, the City Council passed on first reading an ordinance amending the city's land development regulations to freeze height and density limits at their existing levels. The city's height and density limits are now 15 stories or 75 units an acre, though some parcels are zoned for less.

NORTH MIAMI BEACH: North Miami Beach runoff results signal mood,  John Patrick Julien's victory in the North Miami Beach runoff may signal voters favor height and density restrictions over the mayor's 'Smart Growth' plan. The fallout from North Miami Beach's elections is still to be determined, but many residents and leaders believe that the power may have shifted in key development issues. "The priorities of the newcomers seem to be a little different," conceded Mayor Raymond Marin, who introduced the concept of Smart Growth shortly after he was elected in 2005. "We will just have to wait and see what happens".

NORTH MIAMI BEACH: 'Visioning process' results presented, North Miami Beach's biggest needs, according to an urban design firm: more parks, better access to roads and a new identity. More parks, a transportation strategy and a recognizable identity for the city are among key concerns of North Miami Beach residents, business owners and community leaders, according to an urban design firm hired to get input from locals. The findings were presented Wednesday, at the end of a three-day charrette that capped a 2 ˝-year "visioning process”.

PETITION PRESENTED TO MAYOR A petition drive opposing high-rise redevelopment in North Miami Beach has apparently been successful enough to get the measure before the city's voters. Organizers of the petition drive who are pushing for a law that would limit building heights in some areas to 75 feet presented about 3,000 signatures, North Miami Beach Mayor Raymond Marin said. The petition drive could be a blow to Marin's ``Smart Growth'' program.

PETITION SIGNATURES SOLICIT ALLEGATION OF THEFT, INQUIRY North Miami Beach police were investigating last week a claim that petition signatures were taken by a city employee from an opponent of the city's redevelopment plans. Herby Joseph said he was gathering signatures at Oak Grove Park during a city-sponsored job fair April 15 when a city employee took four pages of signatures from him.

PLANNERS OBJECT TO HIGH-RISE PLANS Regional planners have raised objections to plans for high-rise development in North Miami Beach, saying the city needs to show it can handle the added strain on traffic and hurricane evacuation. Opponents of the plans, who are circulating a petition to stop it, said they felt vindicated by the South Florida Regional Planning Council's ruling.

COALITION PERSISTS DESPITE INTERFERENCE If you were at the block party in North Miami Beach's Eastern Shores neighborhood last week, you might be forgiven thinking you were actually no longer in America. Some citizens who quietly and legally collected signatures for a charter amendment were badgered and browbeaten by none other than Mayor Raymond Marin, his wife, and North Miami Beach police officers. In a clearly coordinated effort, the mayor continues to suppress the people's right to vote.

COURT OF APPEALS UPHOLDS RULING AGAINST HIGH-RISE A controversial high-rise development planned for Maule Lake in North Miami Beach will have to re-apply for zoning approvals after an appeals court upheld a county court decision against the development. ``They have to apply all over again,'' said Mayor Raymond Marin, who supports the project. The North Miami Beach Citizens Coalition filed a lawsuit last year to stop the development, a pair of 24-story condo towers that exceed the city's height limit.

COURT STRIKES DEVELOPER'S BUILDING PLANS The Marina Grande sales office is still open and taking reservations for 468 future condos on Maule Lake in North Miami Beach. Problem is, property owner Deerfield-based Boca Developers may not be able to accommodate all the units now that the site's zoning is up in the air. Miami-Dade Circuit Court overturned the North Miami Beach City Council's rezoning of the property that made the project possible.

GROUP FILES SUITS TO FIGHT MAULE LAKE CONDO PROJECT The North Miami Beach Citizens Coalition may have suffered a setback in its fight against a high-rise development at Maule Lake Marina, but an attorney representing the group says the fight is far from over. Tucker Gibbs said he has filed three lawsuits against the city of North Miami Beach on behalf of the coalition, all pertaining to the recent approval of the Maule Lake Marina project. ``We believe the city made a profound legal mistake when they approved the site plan".

ZONING ISSUE COULD GET ON BALLOT A move to give North Miami Beach residents greater say in zoning matters has new life. Though the North Miami Beach City Council previously failed to place a referendum on the ballot that would have given voters final say over projects that exceed the city's height and density limits, last week the North Miami Beach Citizens Coalition got the go-ahead to collect signatures for a petition on the issue.

COUNCIL REJECTS PUTTING QUESTION ON BALLOT Despite pleas from development-wary homeowners, the North Miami Beach Council Tuesday decided against putting a measure on the ballot that would have given voters a bigger say in zoning decisions. Mayor Jeffrey Mishcon wanted residents to determine in August whether voters should be able to decide if developers can build beyond the city's height and density limits.

VOTERS MAY GET A SAY ON NEW BUILDING HEIGHTS At its meeting this week, the North Miami Beach City Council will once again face height issues, but this time a final decision may be turned over to voters. When they meet Tuesday night, council members will consider an ordinance for an amendment to the city charter that would make it much harder for developers to exceed the city's height and density limits, currently 15 stories (or 150 feet), and 32 units an acre.

The purpose of our organization is to preserve and protect the nature and quality of life afforded to the residents and businesses of North Miami Beach by monitoring the actions of governmental authorities at the State, County and Municipal levels relating to parks and green space, development and planning, public safety, traffic and parking, schools, environmental issues, historic preservation and local government accountability.  We represent and advocate the interests of the residents and businesses of North Miami Beach before these governmental authorities. We attend meetings and keep track of important developments. We communicate with other civic groups throughout the city to ensure all our citizens are kept informed and that their message is presented to the appropriate officials in a timely manner.


The North Miami Beach Citizens Coalition has served as an umbrella organization for the various civic and community groups in North Miami Beach for more than five years.
